General Information

Keys – After using the lock box key to gain entry into the home, we ask that you place this key immediately back into the lockbox. This way there is a key available to you in case of an emergency or if you accidentally lock yourself out of the house during your stay. There are two separate key rings for your use. These are located inside on the Welcome Tray.

Parking & Garage – There is a two car garage and extended driveway for parking.

The Neighborhood – Please be great neighbors yourselves by being respectful of our neighbors and avoiding loud music and/or conversations outside after 9 PM. It is a great privilege to be able to rent our home as a vacation home. All of our neighbors live here full time and peace in the neighborhood is extremely important. Please be mindful and respectful as you enter and leave our property. Local noise ordinance determines quiet time be observed between the hours of 9 PM - 8 AM.

No Smoking – At Coast Estate, Inc. all of our homes are non-smoking homes. We ask that if you smoke that you do it outside away from opened doors and windows and deposit all cigarette butts in the outside trash containers. PLEASE NOTE – if we determine you have smoked in the house, the guest will be responsible for all the fees associated to clean upholstery, carpets, bedding, etc. to bring the house back up to our standard (this can be hundreds of dollars). We advertise all of our homes as smoke free; the next guest checking in very well could have smoke allergies.

Golf Shoes & High Heels – Thank you for respecting our home by taking off our golf shoes and high heels and leaving them in the entry area. We strongly prefer that all shoes are removed and left in the entry or near the front door if possible. After visiting the beach, please shake out any sandy clothes or towels before bringing them into the home.

Instruction Manuals – You will find instruction manuals for various appliances located in a labeled drawer in the kitchen.

Telephone – There is not a landline at this home.

Television – Feel free to use your own electronics (phones, laptops, tablets, Xbox, etc.) to connect to the TV. Please be sure to disconnect your devices from the TV before you leave, and reset the TV to the settings as they were when you arrived. If any issues arise after your departure (if the TV has to be reset) there will be a $50 service charge to your account to make sure the TV is ready for the next guest.

Water Conservation – It’s easy to take water for granted. We understand how important, precious, and critical water is to daily life. It is everyone’s responsibility to act responsibly and preserve our most precious resource: water.

Smoke & Carbon Monoxide Detectors – There are battery operated smoke and carbon monoxide detectors located in the house. If they should go off or beep, it means the battery is dying. There are 9-volt batteries in a kitchen drawer.

Appliances – The oven and stove top have a special coating and cannot have any abrasive cleaners put on it. To clean, please use the soft side of a sponge, soap, and water.

Pots & Pans – Do not put pots and pans in the dishwasher. Please hand wash them.

Cleaning – Our cleaning staff is available if you would like additional cleaning. Please contact your House Manager. Otherwise, there is a multi-purpose cleaner you may use, located under every sink. For stains, please blot with cold water and notify your House Manager immediately.

Toilets – Please be mindful of placing excess toilet paper or other materials in the toilet. You will be responsible for plumbers’ fees if excess paper or other objects are found to be the cause of the back-up.

Extra Pillows & Bed/Bath Linens – Located in the closet of each room.

Heat & Air Conditioning – The thermostat is set to 68 degrees. Please feel free to adjust to make yourself comfortable. We would appreciate if you leave the house for long periods of time you would consider turning the heat down. This thermostat controls heat for the entire house. When departing please do not turn off just down to 56 degrees.

Children and Pets – Children and pets should never be left unattended in the house at any time. Coast Estate and the homeowners have made every effort to make this home as safe as possible. Still, as in any home, there are remaining risks in connection with safety and wellbeing. The supervision and safety of all children and pets are the direct responsibility of you, the parents and/or guardians. We have placed items which have sentimental and monetary value in our home for your enjoyment. It is your responsibility to child proof the house if you have concern of damage or breakage. We ask that you use sheets, located in the lower cupboard in the laundry room, to protect furniture from stains. We also ask that you consider removing heavy comforters from the beds, if there is a chance of them getting wet or stained as well. Please make sure to clean up after your pet(s).

Beach Items – Beach towels are located in the basket stored in the laundry room or by the beach supplies in the garage. Please use only these towels for the beach.

Outdoor Furniture – Please be mindful and put the cushions in the garage or bring them inside the house on a rainy day.

BBQ instructions – Turn on the propane, turn ignitor to light. Adjust to your temperature. Once the BBQ is cooled down, please clean the grill and cover it back up. All tools for the BBQ live in a labeled drawer in the kitchen.

Repairs – If anything gets damaged in the home or is in need of repair during your stay, please notify the House Manager immediately.

Lights – Please be sure to turn off all deck lighting by 10 PM. The front lights are fine to be on all night.

Trash/Recycling – Trash pickup is EARLY FRIDAY MORNING. Please leave both the driveway gate and side gate (right of the garage) open on Thursday evening, as we have concierge service that will get the bins. The waste canisters do not need to be taken up to the street. Failure to accommodate waste pickup will result in the assessment of a Waste Removal Fee (Dump Fee + Labor + Mileage) to your account. Waste left in excess of the extra large containers’ capacity may also result in a Waste Removal Fee.

Jacuzzi – Children are NEVER allowed in the jacuzzi unattended. Do not use glass in or around the jacuzzi. We have provided plastic glassware for your use. Please use the white spa towels located in the baskets. Please be sure to put the cover on the jacuzzi when it is not in use. Jacuzzi maintenance comes during the day on Tuesdays.

Garden/Flowers – There will be a gardener that will come every Monday morning to care for the grounds.

Medical Emergencies – Call 911 in case of an emergency! If it is not an emergency, there is a contact list in this book with local information. The closest hospital is Community Hospital of the Monterey Peninsula (CHOMP). There are also few urgent care clinics located around the peninsula.

First Aid Kit – Located in the laundry room.

Fire Extinguisher – Located under the kitchen sink.

Battery Operated Candles – These candles are battery operated and can be turned on by moving a switch on the bottom of the candle. These candles are not lit by using a match or lighter.

Electrical Panel & Fuse Box – Located in the garage.

Storms/Outages – During the months of November-May it is not uncommon to have winds and storms that knock out power. In the case of a power outage, there is an emergency kit and safety lantern located in the laundry room. Emergency sensor lights are plugged into outlets around the house.

Guest Rental Agreement

By booking online I agree to rent a property from Coast Estate Real Property Management, Inc ("Property Manager") under the terms quoted online and detailed below.

• I agree to pay a rental fee as quoted for the dates of occupancy included in this agreement.
• I agree to pay rental fees per additional days of occupancy if mutually agreed to.
• I agree to pay a cleaning fee as quoted for this stay.
• I agree to pay Transient Occupancy Taxes as required by local ordinance for this stay.
• I agree to pay Gas, Electric, and Water Utilities if my stay exceed 28 days.
• I agree to pay a security deposit as quoted. The security deposit will be refunded 21 days from termination of this agreement provided that Guest abides by all terms of this agreement.
• I agree to pay a pet cleaning fee as quoted, if applicable.
• I agree that all occupants will use a calling card for all non-local phone calls.

The property may not be occupied by more people/pets than we have specified in our agreement.

This agreement shall not be assigned, nor the premises sublet without the written consent of the owner/manager or his agents.

I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage, or damage to the satisfaction of the owner/manager or agents.

If during your stay something should get damaged or broken, we ask you notify us immediately so that it can be repaired or replaced at our earliest possible time.

Well-behaved dogs are welcomed for an extra fee. We ask you keep dogs off the furniture, do not leave your dog unattended on property, and that you are attentive to clean up after your dog.

Local noise ordinance determines quiet time be observed between the hours of 9:00 PM and 8:00 AM.

I agree that no occupants will not smoke within the premises. Smoking or vaping of any kind is not permitted in the premises. No exceptions.

The use of illegal drugs is not permitted on the property.

The possession or use of firearms is not allowed on the property.

Please be advised that this property has not been modified for wheelchair/handicapped access.
Tenant and Guests will hold the owners and agents harmless and free and clear of any liability or responsibility arising from occupancy of house and surrounding property, or damage to self, guests, or property resulting from conduct of tenant and/or their guests. This shall include the use of any equipment on the property or any activity that takes place on the property.

We expect our guests to respect the natural quiet and ecology of our coastal and riparian forest, and we ask that you and your guests shall not disturb, annoy, endanger, or interfere with our animal neighbors.

The House is not a “Party House” for entertaining beyond your group. Using the premises for entertaining beyond this agreement without a separate special event agreement/fee is a breach of contract and can allow owners to request guests’ departure before their contracted departure date without refund.

Check out routine:
We ask that you kindly observe our check out times and participate with us to help keep our cleaning fees to a minimum. Our regular housekeeping fee is predetermined for average cleaning time. If the house requires more time than average cleaning after your stay, we will charge back the extra cleaning costs from security deposit.


• Please load dishwasher with all your used dishes and run it before you leave.
• Please clean all pots and pans and put them away before you leave.
• Kindly remove trash from the house and place in garbage cans outside the house.
• Please turn off heaters and lights when you leave the house.
• Close and lock the premises.
